3 Steps to Ease the Stress of the Sale of Your Home

You will need to give others access to your home once it is on the market, but you will also need to keep the property secure. A lockbox lets you achieve both goals, giving the buyer’s agents secure access to your home while you are away or at work.

Invest in a lockbox that is easy to use; you want the buyer’s agents to be able to get in for showings and inquiries. If you are unsure which lockbox to buy, just ask your real estate agent for recommendations.

Set Up a Specific Showing Schedule

Ad hoc showings can really up your stress level, so work out a specific schedule with your agent before you put your house on the market. This schedule can be whatever you are comfortable with; from weekly open houses every Sunday to showings through the week.

The specific schedule does not matter; what matters is that you can live with it. Think about your own schedule, including when you are at work, what you do on the weekends, and what activities you and the kids have coming up. Once you know your own schedule, you can work on a showing schedule that works for you and for prospective buyers.

Prepare Yourself on Price

Mispricing is one of the biggest problems in the real estate market, and it is one you should work hard to avoid. If you price your home too low, you will no doubt get a flood of offers, but you will also miss out on additional profits you could have made.

On the other hand, pricing your home too high could mean it sits on the market for months on end, and that extended time on the market could actually lower the value of the property. Work with your real estate agent to set a price that is fair but reasonable; doing so will increase your odds of a quick and profitable sale.
